@Earl Stewart Jr i used NRE insurance as a builders risk policy during rehab and homeowners policy with theft protection during marketing/sale period when house is empty.

@Pauline Jones the areas @Brie Schmidt mentioned those are really good areas..they are A+ areas meaning high purchase price and lower cap rate, low cash flow etc..it depends on your goal I guess..those areas are good for stability and appreciation...i am a new investor so i don't have the purchase power to invest in those areas yet. I live in Jefferson park next to portage park and I see how the prices are here. I am more into cash flow and investing in C+ areas for now. But my goal is to eventually move into areas that Brie mentioned. good luck investing in Chicago!!!

Brie has a meetup 3rd Tuesday of each month I believe which I will start to go from this month.

For the Commerial loan for $800k, have you considered asking seller assistance for the 15% downpayment? Commercial lenders can be creative and as long as they are primary note holder they won't have problem with seller helping out with downpayment. Something to give a thought?

I live in Jefferson park right across the street from Beaubien..I own a house but I know about the rental scene....cash flow may not be that great but you will get great tenants. Easy to rent because of great school, walking distance to CTA blue line, close to O'hare etc..but property price is high like any other good neighborhood so cash flow will be on lower side...House hacking will work if you run your numbers right...it's nothing but a numbers game.

Hello BP family!

I have recently started to look into Homewood, IL area for buy n hold properties. Mainly small MFRs but I am open to SFRs as well as long as the numbers work. If anyone knows a good investor friendly agent who knows Homewood area really well please let me know. I would really appreciate it!

Welcome to BP @Ron Reed...This is an awesome place to learn. I would say start with listening to the podcasts and webinars, reading blogs, forum posts etc...it's all free! You can always buy few books later...
