Portland is a beautiful city but I definitely understand your point of view on the landlord side of things. When I lived there I was on the renters side so I only had to deal with the absurd rent prices. Welcome to the community and congrats on your first two investments! How the are laws on ADU's out there in CA? In Colorado here, the laws are really strict from county to county. Definitely something I am interested in learning more about.

If you haven't already you should consider connecting with an investor friendly realtor out there. They will have the inside knowledge necessary to make a sound investment. I'd also look into meetup/networking groups so you can find out what other investors are doing successfully!
