Portland is a beautiful city but I definitely understand your point of view on the landlord side of things. When I lived there I was on the renters side so I only had to deal with the absurd rent prices. If you haven't already you should consider connecting with an investor friendly realtor out there. They will have the inside knowledge necessary to make a sound investment. I'd also look into meetup/networking groups so you can find out what other investors are doing successfully!
