I'd recommend getting an inspection done regardless of the terms of your offer. Even if you structure the deal without contingencies/inspection objections, you should have the option of getting an inspection done.

There a lot of options out there and many factors to consider. I'd recommend networking with some other agents in your area. They should be able to introduce you to investor friendly lenders. If get a conventional loan, keep in mind you can go a low as 3% down.

New builds are definitely intriguing in terms of saving on CapEx. One thing to be aware of is in those communities your going to be dealing with HOAs. With HOAs comes fee and typically strict rules in regards to renting. It's definitely still an option and can work out if you do your research!

Congrats on the new deal! I'd recommend everything mentioned above! I'm a big fan of RentRedi, they do a great job and my tenants have loved the ease of rent payments. I'd also recommend scheduling any rehab work now so that you are not waiting months for contractors to get to work!

You should check out Meetup.com in your area. It looks like there are a few investor groups that might be somewhere close to you.
