Buying new SFH to rent

Anyone on here have experience or guidance you could provide with buying single family homes that are new in communities that have amenities. I was looking at this option for the fact that new homes would have very minimal maintenance requirements for the first few years, allowing me to invest more funds into other properties. Also would longterm renters be attracted to housing communities with things like a pool, gym, etc.

Any advice would be greatly appreciated. I am currently just trying to soak up as much information as possible before I start investing my cash into investment properties.
