House hacking is a very effective and affordable way to get into your first investment property. There are multiple non-traditional routes you can take to make a deal work especially in markets like we have here in CO. For example, up here in the Denver Metro we have a lot of split level single family homes. A lot of house hackers will put up a wall/door, add a kitchenette to the basement and then you have essentially a duplex. A traditional rent by the room house hack in a 5 bed+ single family house can also make for some great returns when just getting started out. I'd recommend getting connected with an investor friendly lender and see what your options are, especially with the potential for a VA loan.
