I'll answer the original question on this post. Since we have been a bit side-tracked.

Yes, I have dealt with RWN and purchased a property via their network. I have never met Kathy Fetke but I do listen to her podcast. I signed up to RWN since it was free I had nothing to lose. I was pleasantly surprised that someone from RWN actually wanted to speak to me to better understand my goals and what I was looking for and not try to sell me anything. She introduced me to one of the providers from their network and I ended up purchasing a property. I am still in the early stages of the property purchase but so far my expectation has been exceeded. I would say it is semi-turnkey. I say semi-turnkey because while they are coordinating everything I am dealing with their contractor and paying directly, which I prefer to do, so this is a good thing.

We all know that real estate sales are public info, so I have a good idea what the turnkey provider paid for the property and I know they made a good profit even with RWN's cut. However that is fine with me because I am satisfied with the numbers I am paying and my expected COC.

I listen to their podcast and they give you a code for free tickets. I don't have an opinion on the expo but their podcast has good info.

@Luke Redford I have to disagree with the mentality that you have to start local. I live in Long Island NY, where the numbers are high and cash flow is very difficult. To the east of me is the Hamptons and to the west is NYC. Their is no local market that makes sense financially. I'm sure I could drive upstate NY or go to NJ to find deals but that is the same as researching out of state markets. Most of the people that say you should invest in your backyard, live in a market where you can find properties at affordable prices and the numbers work. If I lives in that type of market I probably would invest in my backyard too.

The most important thing is that you do the proper due diligence on the area and the local team and purchase when and where you feel comfortable. Like mentioned above, there are lots of scammers. Your job as an investor is to find the "good guys"

I just finished reading the Millionaire FastLane by MJ DeMarco.

Hello I live in NY and own property in TX and PA. I use property managers to look over the properties. It doesn't make sense for me to buy and hold where I live so this is the best option for me.

@Will Spruill While I'm sorry to hear about what you are going through, I wanted to thank you for sharing your experience. I am in the market for Turnkey properties and have been researching markets as well as turnkey sellers. Its not always easy to do proper due diligence on these companies so its great to hear about some of these experiences because most turnkey sellers paint a very nice picture about their services.

I'm also in Long Island and working in NYC. You've come to the right place,this is a great site for info. Long Island also has a very good REIA that meets in Melville once a month. I don't go too often but when i do it great info.
