@Michael Slabitcher Did you ever get the information you were looking for?  I came across this post as I was doing a search for the same question.  I'm guessing in NY there will be both a buyer and seller attorney.  I wonder if that makes wholesaling more difficult?

hi Jason,

I live close by in Melville.  When you say flip do You mean wholesale or buy, rehab and sell. I'm guessing your are talking about rehabbing since you plan to use hard money.  Be careful of tight profit margins. Holding costs can be high on Long Island.

There is a local REiA in the area.  There are many investors there that you can network with.

Recently purchased a turnkey that I knew market rent for was $800-$825.  The turnkey seller put a tenant in there for $925.   Needless to say I didn't collect any rent until I evicted and repaired all the damage.  I put too much trust in the turnkey seller and learned some valuable lessons.

Congratulations!!! It is very inspiring to read about your success. I've been contemplating if I want a career change into REI but it seems so out of reach. It is a tremendous help and motivation to see others who are realizing their dream.
