Check out Germantown. I have friends who work at Urban Outfitters (very hipster) and they are heading that way. East Falls/Germantown area. As a matter of fact (I'm an investor and RE agent in Philly), I'm showing an investor a house next week in East Falls :)

Hello BP multi community. Need some advice on a one off sort of niche. My husband and I decided to invest in a shore home. He wants it for our family (single family) BUT, my investor brain never shuts down so I'm chomping at the bit to purchase multi unit property in the same price range (we found several of both options). Any advice from current vacation home landlords/owners???

I'm having issues with a couple tenants paying late. Reasons include forgetting or banks closing before work shifts end (I have my tenants deposit into my business account). I found Rentpayments.com. Does anyone have experience with this site? Fees, pros, cons? I feel like having this option may be a win-win for everyone. Also any sites that do direct withdrawal from tenants bank account? Even bigger win-win. Thanks in advance.

Good question. I'm a real estate agent in PA. It seems market is busier both buy/sell during spring/summer seasons and drops fall/winter. My experience as an investor, I made the mistake of buying in fall/winter in our climate and ended up with frozen pipes and one hell of a mess by settlement. Will never buy in fall winter again unless I can close before freezing season.

Those who specialize and focus on multifamily...is single family worth it? May have an opportunity to purchase a friends home whose mother passed away and they want to unload it at $20k less than appraisal value. I only deal in multi family but being a somewhat newer investor, just wondering if it's worth my time. Opinions?

I found 2 multi family properties, a 6 unit and a 4 unit as part of a portfolio package (current investor looking into a bigger deal and wants to unload). Will cost me about $260k asking price. I haven't done the math yet on cap rates, ROI, etc but hypothetically, if I were to consider the purchase, could I buy them with little to no money down and how?

Wow...some great advice here! Everyone has great points and I'm trying to organize my plan now. I think many points made above will help me factor in what I need to do (ie, using my job to finance my goals). Yes I do have a husband who can help off set financial burden but I've been doing this job for so long that change scares the holy heck out of me ;).  As for real estate, I'm addicted at duplex number 2.  Haha!!  I love it...I love that I'm helping people...I'm housing families, I'm building an empire for my children...what's there not to love?!?!  Thanks everyone...your feedback and support are amazing. Glad I put it out there and starting my plan of attack now with some of your helpful advice.  Here goes....

Thank you both for well wishes.  I haven't quit yet but am leaning toward cutting back to part time so I can focus the rest of my time on RE.  It just scares me to death to make that cut but I'm finding it very necessary.  I also just read a thread on here from a month ago, detailing a similar dilemma.  Helps to see others in the same boat.  Freedom and time seem to be the most common denominator.  Thanks again for the support!
