Those who specialize and focus on multifamily...is single family worth it? May have an opportunity to purchase a friends home whose mother passed away and they want to unload it at $20k less than appraisal value. I only deal in multi family but being a somewhat newer investor, just wondering if it's worth my time. Opinions?
