Deanna McCormick ...great points. That does concern me a bit. I will revisit this entire thing with my team. We provide him the opportunity to earn extra money for little project jobs that help out tremendously but never given thought to the consequences that could devastate the business as you mention. Oh boy...that's a whole different animal.

Steve Vaughan $265 in rent owed, $80 for the work. I'm thinking keeping it separate for tax purposes but curious what others do. He's been my tenant for 3 years now, never not paid rent so we give him some leeway and hire him to do work on our other rentals. Thanks for your advice and thought process. Always hitting roadblocks and learning new things in this business.

When a tenant does work for you but still owes rent, do you pay them for the work or deduct from rent? What works out better in landlord favor (note: tenant typically late on rent but always pays).

I have pretty good tenants but when issues arise, how stern is too stern? I try to never become too friendly with my tenants but after stern emails, I often feel like I come off too harsh and then feel bad afterwards. It's always very professional but instead of using our names to be more personal, we use landlord vs tenant to keep it professional. Most times the tenants think we're upset bc we keep it at that level vs being on a personal level. Thoughts on this?

I own 2 multi family properties (4 units each) and my lawyer advised I didn't need one for what I have but any more may be reasonable; however, I think an LLC is probably best advised on by an accountant for tax purposes and a lawyer for liability purposes. I'm just trying to find out pros and cons as I don't believe the state laws mandate it one way or the other.

Thoughts on references provided by tenants? I personally find them useless. Anyone with experience in evaluating tenants' references?
