Turnkey multi family rentals with no money down

I found 2 multi family properties, a 6 unit and a 4 unit as part of a portfolio package (current investor looking into a bigger deal and wants to unload). Will cost me about $260k asking price. I haven't done the math yet on cap rates, ROI, etc but hypothetically, if I were to consider the purchase, could I buy them with little to no money down and how?

Another option would be to use a partner. If it's a good deal you can find a way to get it done so I'd say your first step would be to analyze it. Otherwise there's no sense wasting time on trying to figure out how to get it done.
