@Alex Deacon since you are very experienced in PA, do you have any issues evicting in the winter months?

Will courts evict in the winter? Someone told me that courts will not put someone out during winter months. Experienced investors...had this ever affected you?

@David Nino I do the same with deposit slips but I want something that holds the tenant accountable. Maybe a service that reports directly to credit bureau when tenants are late or a system that implements collections and late fees.

@Daniel Hyman so with Cozy is there an option to have any late oayments reported to credit bureau? Will look into this.

@Chris K. Thanks! This helps. We give a 3-day grace period until late fee then another grace period until the 7th then a 7-day notice. Much beyond 10 days after rent is due giving them several chances to pay. Since it’s written in our lease I’ll keep it. Thanks again!

@Christopher Bluem my residential properties are in central PA, near Harrisburg (where the eviction is taking place) so not as stringent as Philadelphia but this is helpful. We own a couple commercial properties in Philadelphia so I’ll def look into HAPCO for that. Thanks a bunch!

@Christopher Bluem Thank you. I read Nolo also but curious if anyone has experience with a shortened duration for the notice and if courts accepted/rejected. Would like to cross my Ts and dot my i’s with this process. Need it once and done.

If your lease states 7-day notice, must you still provide 10 days notice in PA. Thanks in advance!!

@Alex Deacon another question for you since you have a lot of experience dealing with evictions. In PA, the law says 10-day notice must be given however I’ve read somewhere “unless a different time agreed upon in the lease”. We set a 7-day notice. Is what I’ve read correct? Can we set other terms in our lease? Going through my first eviction process and want to be sure the courts don’t screw me with a loophole. Thanks so much!
