I think perhaps you should provide more information about the Condo in order for someone to be able to offer an opinion. Perhaps a better question is why do you think they might be appropriate for investment?

You should probably include details like: purchase price, dollars of rehab needed, market value, projected expenses, projected rent, etc.

Welcome! I'm fairly new myself, but some folks recommend that those with poor cash and/or credit should start with wholesaling. Certainly, work on your credit while you're still learning and start saving. I'm not personally a fan of cashing in retirement until or unless you're sure you can make a better return. You could always stop contributing to retirement and redirect that savings to fixing your credit or adding to your savings.

There are recurring events for investor networking in the area, including a monthly meeting of local BP'ers.

They're not REO. They're standard properties. I'm in the market for multiple properties so are multiple agents still an issue?
