Post: Buying "coming soon" properties?

Hi there,

Background: I have one property today which was my former residence. I've been seeing and evaluating (financially) single-family homes for the past 2 months or so, made a couple of offers, but have gotten out-bid or the most attractive properties go pending within a few days. I've been trying to pull the trigger faster.

I was driving around a target neighborhood and saw several "coming soon" properties matching my desired profile. I called the agent on each one and have a few showings lined up. I have been working with multiple agents on other properties, but have not yet engaged one with this particular property.

What practical and ethical issues might there be in offering to buy one of these properties before it goes to MLS and doing so without an agent? Other than making sure I get the FMV, what other pitfalls am I missing?

Thanks in advance for pointing out any holes you see in this strategy.

Hi, all.

I'm a new member in central Texas. I'm here to learn and am looking for properties to buy and hold in and around the Austin, Texas (Round Rock, Pflugerville, Hutto) areas. I hope to attend an area meetup soon!

I welcome any tips from more experienced, local folks. It would be great to find a successful REI mentor in the area to learn from .

Hi, Peggy. I'm sorry you're having difficulty. Do you perhaps have some rights spelled out in a contract you might have signed with this company?

According to a search I did, Texas property managers are required to hold a real estate broker's license.This makes me think they'd have to answer to the TREC. Looks like you can file a complaint here: http://www.trec.state.tx.us/complaintsconsumer/Complaint_instructions.asp

I don't know what the BP rules are, but I sure would like to know which company you're leaving and which one you chose to replace them. I'm in the Austin area and have a good property manager (1 property, 1.5 years), and a recommendation for another one that's even a bit cheaper.
