I think the HELOC is the way to go if you can - However after reading your post, if you are talking about a 6 figure pay day, how long would the property take to generate that 6 figures in cash flow? It could make sense to just sell the place.

For me, the most success that I have had as far as getting a conversation with the actual owner is D4D and then knocking on the door. But I am interested in what others have to say on this topic!

I feel like theres more opportunity in equity growth, but I personally am in the Median income area - I like to see a little cash flow and have good tenants. Also, if anything were to go wrong I wouldnt have the capital available to pay extra on a property every month.

I would first check to see if HELOC is even an option - in TX its hard to find and can only be done for a primary residence. It always comes down to the numbers- how much ROI will you get from the money you invest into the next property? Would it beat what you are getting on the 65k property? Normally it makes sense to leverage the banks $.

I havent relocated for opportunities but have some experience with Mid-term rentals - For MTR I would find major hospitals and then search the houses around them, if they are priced really high / numbers wouldnt work, eliminate that market. Do that a few times and you should be able to dial it down to at least a few markets.  Airbnbs are hard in my opinion because the good airbnbs are going to be in markets that are already at a high cost to enter. If you think about investing out of state, Texas could be a good market to look into as well!

I battle with this a lot! First of all, if your at 60% I would raise to at least market value or even slightly below market at this point. When you are at market value does the property cash flow well? The real way to answer this question is to do a detailed break down of the numbers. 

How much will you net if you sell the property? Then with that net, if you reinvest the $ into other real estate would you cash flow more / have a higher ROI?

With the cash out refi it would be the same you would just factor what you would cash flow with the new monthly payment. 

As far as the tenant goes, it sucks to have to raise rent but its still a business and its likely that if they try to find another place, they will be stuck paying even higher rents than what yours is at if you increase it to 90% of market value.  Also, I personally wouldnt cash out refi right now just because the interest rates are high but thats just my opinion and it really just depends on the numbers if you want to make a calculated decision.

Honestly I work with a lot of investors and havent found a way to make anything off wholesale deals. But I always send them to my clients. The way that I see it, when they sell it down the road, they will use me to list it. I will also give them comps / rehab estimates for the property as well.

I am a realtor here and if you are looking for cash flow and appreciation, it seems to be the place to go. Killeen is better for cash flow. Belton is good as well but there arent as many deals that come up in Belton.
