Thats awesome that you are going to start in MTRs, I had a lot of success with mine near the hospital in Temple. I believe furnished finder is the way to go as it seems like the majority are looking on that website. Also, sometimes they travel with their family so it may be beneficial to rent it out by the unit and not by the room.

Theres not really a good reason to go out and find buyers if you dont have a deal. If you have the sellers, the buyers will start reaching out - it likely wont work for some of them and then you can ask what they are looking for and build relationships that way. Unless you find a buyer with a very specific criteria who is willing to pay above the typical 70% - repairs. If you found this buyer I would say that its worth finding and then looking for the sellers but I believe that would take a lot more time than finding sellers and getting a bunch of buyers as opposed to just 1.

If he owes a decent amount on the property, wouldnt the conventional route make him lose whatever interest rate he has? I would assume that if its for a short term loan, it would likely be better terms with the HELOC but I dont know much about the subject honestly.

Thats really awesome, I travel to Mexico quite often and have been thinking about this. So if I understand, you would get a loan the normal way and then the bank trust is an extra fee that comes along with owning the property in Mexico? Do you sell / buy real estate in Mexico personally?

That seems a little odd, I still send out text messages and I dont have a website. If you need to, it may be worth it to just create a website - its really not that expensive to get a basic one from fiverr

 That sounds like a great idea, does it pull from google images that were recently taken? How can we get this. I am not too familiar with the way google images works.

I will say that if it were my market in Temple and I had the same opportunity and the MTR numbers looked good, I would jump on it.

I always run the numbers with long term rental rates. Its up to you, have you done STR / MTR in this area before? If so, you may have less risk if you are comfortable with getting it rented / the MTR numbers. It would just be more risk on your part if it doesnt cash flow because it doesnt get rented Short / Midterm.
