That is awesome that you are starting up.  In my opinion the best way is to first househack like someone already said, however thats not feasible for some. So I would start off with a smaller/cheaper property, then learn about property management, costs, etc.  Then move to a  slightly more expensive property and repeat, each step you will learn valuable lessons. I think if you are getting after it then you can really learn a lot and acquire a lot of properties if you do it correctly.

Hello, I just got my real estate license and have yet to get any appointments. However I actively invest in the market that I am in ( Temple,TX) and am very familiar with the area.  I have been thinking about moving closer to my job in Austin, but am not sure how to even start analyzing if I could do RE down there. My first and main concern is that the North Austin market is saturated with real estate agents and getting clients/growing my business will prove to be quite difficult.  I can learn the market just as I have where I am at but figure it will take a couple months to really get the feel for it.  Any advice on changing markets as a realtor, as well as determining the need for agents in a particular area would be greatly appreciated.

I am a full time firefighter and doing Real Estate "Part Time at the moment, I try to put in 35 hrs/week with some being while im on shift at the station.  Im very new to being an agent but to me I would consider transitioning when my REA income exceeded my primary job income.  (because you will most likely grow like Michael said). This is my plan at least. Also, you could use some money from your primary job to get leads in your RE job to speed along the process!

There are likely many good properties for Airbnb within 1-2 hrs of where you live.

IMO near a big hospital is normally a good spot, near military bases, tourist /vacation spots, and many more you just have to do some research on what is driving the economy in your market.

@Remington Lyman lmao I have noticed that as well and think it is hilarious, everyone who is not in Real Estate will tell you it's a horrible time to buy and wait it out, while investors tell you to buy! The way I look at it is from a dollar cost average (I think that's the correct term) standpoint. When I have enough for a down payment on a property I'll buy one and fix it up. Also if I come across a really good deal I'll find a way to get it. As long as you have a crystal clear criteria as far as cash flow and ARV goes you should be okay.
