I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say.

I agree, I actually just lost my w2 job as a firefighter but there was always that other side of me that said well what if I go all in on real estate? So thats what I am doing now by force aha. I also think that is the best way to do it anyways but you just have to actually do something. I dont think anyone is just quitting their job to sit at home and do nothing.

Drive around in the parts of town that you want to invest in and see if there are any bandit signs. They normally get taken down pretty quickly but if you find someone who is persistent enough, you should be able to take their info and get them to add you to their buyer list. A lot of end buyers have realtors on a drip campaign for off market deals as well.

I would definitely find out exactly what happened and if they did visit the property prior to dispatching them. Normally I wouldnt expect the PM to do that but if it was $1000, I would at least expect them to get a quote or offer to let me find my own plumber / get quotes.

I dont have experience buying but have looked into it, from what I can tell, if you buy it at a tax auction, The owner has a certain amount of time to reclaim the property. You will still get what you put into the property back and they have to pay some interest I believe. This is in Texas and I am not sure if this is 100% correct honestly. My mentor did say that he has purchased them before and had the owner/ paid the owner to sign something that stated the owner did not want the property back. This way he could move the property quicker and not have to wait. I believe in Texas its 6 months if they never occupied the property and a year if they did occupy the property. Wish I could help more, its something I am definitely looking into!

Great advice, I found that the professional photos and doing the rehab slightly above the competition really seemed to help as I had almost 0 vacancy!

If you are at 3.125% I personally wouldnt do it but if the return on the investments you will do make sense then go for it. I would try @Jay Hurst He is on here and can give you quite a few options. Good luck!
