You and me both! I have a lock-in at 4.5 from 1.5 months ago but my lender ( @Andrew Postell) informed me that rates have gone up quite a bit since then. I wouldnt be surprised if it is at around 5+ now, Andrew is an awesome lender and investor who is on this website. You should definitely contact him for more info on a strategy for financing your properties.

Great job man, This is motivational for me! I am about to close on my 5th deal as well, and it is my first "multi" unit property. It is really a SFR with an apartment in the back. Just this deal has made me realize the opportunity in multi-family. Other multi-family deals I have analyzed have not made sense since they are on market typically and way overpriced especially for a smaller investor like me. Glad you got it secured.

Yes 100% Especially if you are working for yourself, you can use it as a lead tracker as well. The triple dialer is well worth it as sometimes you will get a whole bunch of numbers for one person. I use it as a REA for circle prospecting but you can upload your list of vacant properties or whatever it may be.

You have it at a 15 year loan term. That could be why. Also, I'm not too familiar with the BP calculator, but are you buying turn key? Turn key properties typically dont cash flow as well especially in this market.

If you are doing flips, it would just be an extra expense and hit on your credit to finance the properties especially since he has the cash up front. The biggest way you can add value to your investor is to become extremely familiar with the market, for your situation I would study the ARV of properties that have been fixed up in your target area(specifically price/sqft) Then build a relationship with a contractor that can walk the property with you and give you an estimate of rehab cost. Build a criteria with your investor like a desired % return and time to get the return. Then search for deals, cold call, door knock, email, whatever you have to do to get a hold of the owners. Once you have a deal you can be confident in all your numbers and lower both of yalls risk.

Yes what you have looks good. I havent had success with this because in Temple, there are properties that are about 5-6 years tax delinquent and Temple doesnt care as long as your paying something.  As a REA I door knock the properties and come from a position of value/ care. My script is something like " Hello my name is Taylor, I'm a realtor at Keller Williams. The reason I am stopping by today is that I noticed your property was tax delinquent. I am just here to see if there is anything in the world that I can do for you, whether it be creating a way to help keep the property or selling the property for top dollar on the market." Like I said, this hasnt worked for me but I havent been doing it too long. I will say that using this script I get a lot better feedback and have gotten emails for possible future clients.

Man honestly I dont know anything about commercial/ higher unit properties but 47 units for 30k sounds like too good of a deal to pass up. Is this an off market property? If its on the internet then I'd be cautious because I feel like any investor would jump on that immediately unless it needed to be torn down. But if you stumbled upon a hotel owner who wants to sell it,I'd just go for it lol. Do whatever numbers will get you the most return. I like the idea of the apartments but if storage will do it then go for it! Surely a HML would lend for the repairs. Depending on the area, that deal should have a crazy return! Hope it goes well!

If you are going to go all in on Real Estate Investing, and wholesale to build capital for buy and holds, I would get a propstream membership, it is $100/month but the data is great for anyone in real estate.

Yes it sounds like you have a good plan there and house hacking is a great way to begin your investment journey. Be sure to still live frugally and get as many properties as possible while you are in the househack! It may be a good idea to start contacting duplex and quadplex owners. Since they are rare in your market you could probably call every one of them in a day. That would be ideal if you could get one off market! The easiest way (IMO) To find them off market is to get propstream, filter to MFH, then add them to your list and skip trace them, I'd put length of ownership >4 years.
