BRRRR Investors what rates are you underwriting for to refi

With rising interest rates, what interest rates are you underwriting your BRRRR deals on when you plan to refinance after all the renovations?

I am looking at buying some properties with hard money, how concerned should I be about the rates being much higher than I am underwriting for?

Anyone have any thoughts? Should I change my financing strategy?

Rates can definitely make a huge impact on your cashflow. I would bump up the interest rates to be in the mid 5s and inflate your closing cost just in case you have to pay additional for points.
