Reaching out to Tax Delinquent Properties

I am currently building a list of Tax Delinquent properties in which I plan to reach out via direct mail marketing or facebook messenger. Looking for someone to:

1) Tell me the best way to contact (Direct Mail or Social Media)
2) What should be my pitch? Should I say "I am interested in buying your home" / "I see your property is on the tax delinquent list, is there any way I can help out?" / some other pitch?

 Your watering whole is not subjective. It is not a variable. It is a constant.

You watering hole is where your ideal prey HAS to eventually go to.

MLS is not it because those are not your ideal pey right? MLS is where people go to list with an agent. It is where people go when they want market value. So that is not your watering hole.

Where does ANYONE go to when they have a problem?

When you get bitten by a rattle snake, are you going to plant your butt next to your mail box and wait till someone sends you a DMM on what to do when you get bitten by a snake? Nope.

You flock to the INTERNET. The internet is EVERYONES watering whole, including truly motivated sellers.

So if you are ranking #1 on Google, the motivated sellers find YOU.

That is my point.. you can NOT find motivated sellers. Impossible, no system can do that. The only way to find motivated sellers is when they FIND YOU!

NO ONE can beat these results. Always big mouth ZERO proof.

And the dumbest thing ever is... I am notorious for showing off my results, YET most of you choose to ignore fact truth and intelligence and decide to follow those that are struggling with lead gen (those that do DMM etc. etc.)
