@Adam McAllister get a personal loan or a private loan from a friend or family member. I wouldn't recommend credit cards as that will mess up your utilization rate and could decrease your credit score making it harder or impossible to refi out

@Ross Carlson you'll want to have all your ducks in a row first or they won't take you very seriously. Get preapproved for your financing and have a solid criteria of what you are looking for so that you're ready to act when the right property comes along.

@Riaz Gillani on the agent side, yes I've tried a few and had success with them. Not sure what is available on the lender side, but I assume they are out there

@Aharon Najafi $120k is probably legally binding, but you'll get a bad reputation if you don't keep your word. They clearly made a mistake and it sounds like you all verbally agreed to the $131k

@Jacob Maes yes it can be very profitable. They are harder deals to find and you will face a lot of rejection, but the returns are usually much greater than traditional financing

@Jarred Knapp hey Jared, from my experience most of the pains can be mitigated/avoided by throughly screening the tenants. Be sure to have a very clear criteria and do not settle for less. @JD Martin thought I would chime in, as 2021 is my first year as an agent. I joined a great team and things are going very well so far. I mostly have buyer clients, and you do get outbid frequently which can be frustrating, but I'd say there's still enough deals to go around.
