Questions to Find a Investor Friendly Realtor
Hi Everyone,
I am beginning my search for an investor friendly realtor but having a tough time finding one on websites with good investor experience. Does anyone have any questions or tips on how to separate the average realtor from an investor friendly realtor?
I plan on describing my investment strategy to them and see if they are familiar/comfortable with the types of homes I am looking for. In addition to asking about their background and if they own any investment properties themselves.
I know Brandon Turner always mentions referrals as the best way but I am having a difficult time coming up with any referrals.

1 - Will they submit all offers you give them? Correct answer = yes. This also means you're not making ridiculous offers.
2 - Will they submit all offers before you see the site? Correct answer = yes. Don't waste everyone's time by inspecting properties before you get offers accepted.
3 - Will they make you sign an exclusive contract? Correct answer = NO. You're not a homeowner buying one property, and you're not (or shouldn't be) buying in only one area.
4 - How many HUD properties have they submitted offers on? Correct answer = at least 5
5 - Do they work with other REI's? Correct answer = yes, then you ask how many closings have they done with REI's as buyers, Correct answer = at least 10.
In order to work with a REA, they must score 100%...or I move onto someone else. This is NOT a case of 1 wrong answer is close enough. It MUST be 100%. Each of these Q & A are asked for specific reasons, and correct answers on all questions are a must.
