@Christian Harris that's becoming common for buyers to bridge the appraisal gap in cash. It's becoming more common in my relatively small market, I can imagine it's very prevalent in LA. Run your numbers and if the deal makes sense, then go for it. Stick to your fundamentals and you'll be fine

@Scott Seydor what is the median household income for the area? Monthly income should be 2.5-3x the rent amount

Hi Jared, I am an investor and realtor in the Albert Lea area. I wouldn't say it is dying, but rather it is slowly declining. With that being said, you won't see the appreciation that you see in other areas of the state, but the cash flow is amazing. Well over the 1% rule here, which is why I choose to invest here personally. Let me know if you have any additional questions on the area.
