@Sean Grady if you plan to buy on your own, I'd highly recommend having an attorney write up your purchase agreement. I'm not an attorney so this isn't legal advice, but definitely do not pay earnest money without a signed purchase agreement in place

@Doug Webb first thing you should try is having a conversation and asking them kindly if they could smoke further away from the house and explain why. Treating them like a person and using good customer service skills goes a long ways

@Tom Port I was in a similar position as you, and I am getting my license because I would find off market deals that were too nice for me or another investor to buy, so now instead of recommending them to a realtor to sell I can list those myself

@Eric Donaldson run the numbers in a spreadsheet and compare the ROI for doing it versus not doing it

@Lawrence Harris look at it from an investment perspective.. will it provide a better roi than if you don't? If it is solely for investing purposes my guess would be no
