@Sean Grady if you plan to buy on your own, I'd highly recommend having an attorney write up your purchase agreement. I'm not an attorney so this isn't legal advice, but definitely do not pay earnest money without a signed purchase agreement in place

@Doug Webb first thing you should try is having a conversation and asking them kindly if they could smoke further away from the house and explain why. Treating them like a person and using good customer service skills goes a long ways

@Tom Port I was in a similar position as you, and I am getting my license because I would find off market deals that were too nice for me or another investor to buy, so now instead of recommending them to a realtor to sell I can list those myself

@Josue Tizol it depends on the lender. For me I had to be added as an authorized person on the account in order to make payments
