Hi @Aaron K. that’s what I was also thinking but I met a woman who says she’s done it several times. The house has to have a mortgage though.  I guess the amount of the credits is enough to cover it. It sounds a bit complicated but intriguing

Hello. Has anyone ever purchased a house that is in a trust but has liens on it from the original owner? The original owner is not the beneficiary or trustee of the trust. I am in talks with the trustee. I did a title search and discovered that there were 6 liens against the original owner of the property. They are unsecured debts. My title company is saying that I would have to have them satisfied before I can follow through with purchase. Does unsecured run with the property? Has anyone else been through this?

@Jacob McPherson it definitely matters here in Hampton Roads. You can have the slums right across the street from decent houses. You definitely want to drive by and around any property you get under contract. Also, in this area certain areas and cities are better for flips and others are better for renting. For instance if you get a property in Portsmouth you would need to look for someone who buy and holds and you would have to get the property at great price but Chesapeake and VA Beach are better for flipping and depending on the area investors will pay more for it.
