@Bill Tyler How come you don't deal with wholesalers that require a non-refundable deposit? That shows me that you're serious about purchasing. I admit $3500 is a bit much. I require $1000. When I first started out I got burned so many times by buyers who would sign the contract but midway or right before the closing date would back out. A non-refundable deposit gives the buyer more incentive to follow through and I would venture to say that if you're a wholesaler you're crazy if you don't require one

 I would first start by seeing which houses have been listed the longest, than narrow it down by bd/ba. Most investors in my area won't even look at anything less than 3 bd unless its dirt cheap or has room for a 3rd. I also generally target cheaper homes. The ones that are 200k+ I stay away from. Once you've narrowed your list down its time to skip trace. Check your city assessor's website for owner info. If they don't have it there do a reverse address search on peoplefinder, whitepages, pipl, etc. Once you have their mailing address or phone number its time to start mailing letters and calling. Hope this helps.

Hello I have 2 buildable lots in Norfolk, VA for sale. Plans for a 2-story, 3/2 sfr with a single car garage have already been approved by the city and are included with the purchase. Addresses are 755 C Ave and 928 Washington Ave. Asking 15,500 each.

Hello. Has anyone used this product? Seems like a good deal for the price. If not are there any suggestions for a software I can just upload a spreadsheet to and it generates a decent yellow letter?

just google "Norfolk air," click on the link, type in the address, than click on the info tab. It tells you the owner's name and mailing address
