All are welcome! This Meetup is FREE and the Focus is on helping grow your real estate investing business. Weather you are a seasoned pro or beginner. We will dive into your questions and help keep your goals moving forward.

Meetup Schedule.

9:30-10 a.m. Network, rub elbows with other real estate investors in the local market making it happen! Exchange Ideas, talk about deals find buyers or sellers, find private money. Come network!

10-10:30 Usually I speak on a new topic briefly something that has popped in my mind I think could help all of you

10:30- Noon We dive into helping as many of you as possible . Come prepared with questions. What is your biggest challenge right now holding you back? what can we do/ answer to help you move your business forward this month?

Come with questions, or bring deals you want analyzed. We will coach you through what ever questions you have about real estate investing. From residential to commercial. The goal will be to help you build your business or get started in the business. Though it is a group coaching session and we may not get to everyone, you will certainly learn by simply being there.

We sill start on time sharp! You will find I am very disciplined and you must be also if you want to build a successful business. Please get there early, if you stroll in late you may distract others.

  • Where to find deals
  • The importance of building your cash buyers list now
  • The importance of knowing your numbers. Resale/Renovation.
  • The importance of sending the deal out the right time, the first time.
  • Building trust and confidence with your cash buyers list. Don’t be known as the guy with “****** Deals”
  • Going over a PA, Proper clause such as “Assignment terms”, proper emd, using your inspection period for an out
  • The difference between an assignment and double close and when to use each.
  • Typical wholesale fees
  • Structuring your wholesale deal with the end buyer in mind. Knowing your MAO for Flips and rentals
  • The importance of keeping hands on until you close and coordinating a successful close. Keep good communication
  • Require your buyers to show POF and put down a nonrefundable EMD after inspection cut directly to you. At least enough to cover your potential EMD loss and big enough they have to think twice about walking away.
  • Visual outline: What does the process actually look like from start to close. Draw a Diagram.
  • Provide them sample PA and Sample Assignment in course material.

  • This will be a full day event so come prepared we are cramming a lot of information in a very short window there will be a small break in between

    Schedule for day

    Currently looking to connect with investors or high net worth individuals looking to invest in syndications now or in the future.  Our firm has a proven real estate investment track record of over 10 years and is well established in our community.  

    My firm targets value add multifamily properties specifically.  We don't typically do repositioning deals, we prefer long term cash flow.  The deals we find are usually well occupied on acquisition (90%+) and need some general repairs or updates and increases in rents/reduction in expenses in order to add value.  We do not do low income properties, or subsidized housing. We mainly target C properties in B Areas.

    General Terms:

    • 3-7 year investment term (typically 5 years)
    • 8-10% preferred return distributed quarterly.
    • 10-30% sponsor promote, 70-90% investor split on any income over preferred return.
    • Exit through either refi or sale. If it is a refi then investors will stay in the deal at a set equity % and earn cash flow in perpetuity as long as property is held.
    • Minimum investment: $25,000
    • Typical Deal Size: 50 units to 250 units.  Almost always off market deals.

    Our target annual ROI is 12-15%.

    Our target Internal Rate of Return for investors is anywhere from 13-15% for longer term cash flow investments to 25% for shorter term repositioning deals.

    My firm currently has an excellent 96 unit multifamily building under contract in Southfield, MI.  We are raising equity for the down payment, closing costs, and up front repairs.  Investment term approx. 5-7 years, at which point we will refi, pay back all investor capital, and investors will retain 50% equity stake in the deal in perpetuity.  My firm plans on holding this long term for our portfolio.  

    We are experienced investors and have completed over 2,000 real estate transactions since 2006.

    Minimum investment is $25,000.  

    We have raised over half of our goal so far.  Capital is due by the end of May.
