Our sales skills speak for themselves!  How have we been able to consistently complete over 100+ fix and flip deals per year and dozens of wholesale deals per year for the last 5 years?  It all comes down to sales...  

Sales is not about manipulation (a common misunderstanding)!!  It is a combination of empathy and asking the right questions in order to achieve a mutually beneficial outcome for both parties.

This month we are going to discuss a topic that most fear but is actually very simple: Sales.  Sales is just as important for investors as it is for any other sales position.  You have to sell yourself, your business, your service, and most importantly get the sellers to sell YOU their property for under market value. We are going to teach you exactly how to do this.

Did you know most people can only sell to 25% of people they talk to?  Have you ever wondered why?  This month we are going to cover advanced sales techniques and why they are important for every real estate investor to use in order to get 4X as many deals!

We use these techniques daily whether we are talking to sellers, buyers, lenders, etc.  They mainly revolve around the 4 personality types.  These techniques are described as "advanced" but can be picked up very quickly and applied by anyone from beginner to advanced investors and any other person who uses sales in their business.

Yes, the wording may sound gimmicky, but it the numbers are true, and the value is true.  To each their own, I understand where you are coming from but I have to disagree.  Like I said there is a reason we fill up these paid classes (which we do rarely) and our free monthly coaching classes extremely fast.  The people we teach every month are loyal and know the value we provide them.

@David Dachtera  I would agree that there is a certain type of hype that is frowned upon.  This is not it.  We are not guru's hyping up expensive courses here.  We don't do these for the money, the money is minimal and mostly covers our costs.  The materials provided are very expensive and time consuming and we are showing the value. 

What I like about coaching is not only teaching but also getting people amped to go out and put deals together.  You don't get people motivated by being boring!  There is a reason why our coaching sessions fill up in a few days.  We provide a lot of true value.

@Michael Lee  What @David Dachtera said is correct.  You are asked to input the event fee (if any) for the event.  There are no other fees or anything else that will increase the $125 entrance fee.

The hype is necessary!  We are very excited to be putting on a class and assisting the investors in our area.

Our syndication meetup was so well received we had many request for a fully immersive training on it. So we decided to do just that. Join us on a Saturday morning for a fully immersive in depth training on how to syndicate properties. (This will be private and not live streamed!) Achieve deals you never thought possible. Ever wondered how could I buy a $1 million dollar apartment building? how about a $10M or $20M or something as simple as syndicating a single family fix and flip.

Dave and I will take you through step by step in detail how to structure Syndications. We will Cover


1) SEC Regulations and what to be aware of when offering securities and investments
2) run you through start to finish a syndication model for a simple Single family property , a $600K multi family and a $3M+ multi family syndication.
3) Provide you with a excel sheet worth over $10,000 to help you model out syndication.
4) Provide you with sample legal paper work (Prospectus and operating agreement) which cost us $5k each deal to put together. (Please note however you will not receive a editable file of the paper work, only a printed paper copy. This is not something you will want to modify on your own you will want an attorney on your side when drafting these documents its serous and complex stuff. You will get copies of paper work used on our own recent deals as a sample.)

You will literally be receiving over $25,000 in value for a 4 hour class. (Trust me the cost of the paper work, legal work, securities seminars and counsel are still very fresh in my mind!)

This information will only be made available to attendees! Our goal for you when leaving this bootcamp is to make sure you leave with a full understanding and confidence you can achieve bigger deals!

This will be limited to the first 25 people max! and yes there will be a charge. We only want serious people who are not going to waste our time and who will take this information and work it to achieve bigger successes . The cost is absolutely nothing in comparison to the amount of information you are going to learn you can put to immediate use. My firm has a need to immediately acquire another multi-family property.   To keep this short, these are our general criteria:

-Located in Michigan

-Located in B- to A Areas.  Nothing in low income areas. Must have solid population numbers.

-100+ units 

-Primary markets preferably, but will go to secondary if they have strong population

-Contains value add component  (low rents, needs repairs, etc) 

-Purchase Price: $2MM+ ($20MM max)

-Ability to purchase cash

All are welcome! Join our monthly coaching session with the main topic being real estate syndication.


This month our very own David Toupin, VP of the Borland Group, will be our guest speaker for the first half. The topic is real estate syndication. In this session you will learn how to put larger deals together that you previously thought possible, with little to no money of your own invested!

Come with questions, or bring deals you want analyzed. We will coach you through whatever questions you have about real estate investing, from residential to commercial. The goal will be to help you build your business or get started in the business. Though it is a group coaching session and we may not get to everyone, you will certainly learn by simply being there.

We sill start on time sharp! You will find I am very disciplined and you must be also if you want to build a successful business. Please get there early, if you stroll in late you may distract others.
