Looking for Investors interested in Syndications

Currently looking to connect with investors or high net worth individuals looking to invest in syndications now or in the future.  Our firm has a proven real estate investment track record of over 10 years and is well established in our community.  

My firm targets value add multifamily properties specifically.  We don't typically do repositioning deals, we prefer long term cash flow.  The deals we find are usually well occupied on acquisition (90%+) and need some general repairs or updates and increases in rents/reduction in expenses in order to add value.  We do not do low income properties, or subsidized housing. We mainly target C properties in B Areas.

General Terms:

  • 3-7 year investment term (typically 5 years)
  • 8-10% preferred return distributed quarterly.
  • 10-30% sponsor promote, 70-90% investor split on any income over preferred return.
  • Exit through either refi or sale. If it is a refi then investors will stay in the deal at a set equity % and earn cash flow in perpetuity as long as property is held.
  • Minimum investment: $25,000
  • Typical Deal Size: 50 units to 250 units.  Almost always off market deals.

Our target annual ROI is 12-15%.

Our target Internal Rate of Return for investors is anywhere from 13-15% for longer term cash flow investments to 25% for shorter term repositioning deals.
