@Ken Betza, a thought might be to network at your local Lowe's and Home Depot and see if the people there can give you the names of some contractors in your area.

Hi, @Tyler Adams, congrats on saving your money and getting ready to jump into investing. I would caution you against the cash buy in Linden too, unless you find a good single family home in North Linden. South Linden has greater challenges, especially for a first-time landlord. We like Hilliard a lot because of the school district, and would second the other posters' thoughts about a VA loan and owner-occupied financing. Hi, @Rob Gillespie--just a thought…why not post in the marketplace if you haven't already? You might see more responses. It's free since you're PRO which you probably know.

Also, I have an agent friend in Columbus who does residential real estate and he uses a VA for social media at a minimum. No idea how he feels about that person or their service but you might reach out to him via Googling his info and just send him an email and tell him I told you to ask. Good luck.

Hi, @Sean Perinuzzi and welcome to BP and to investing! Yes, I'm curious too as to the high asking price and resulting price per door. This is a property we would walk through with or on behalf of our investors, especially in an area like Old Towne East. It's very historic--one of the oldest in the city--and is undergoing renovation in parts (but not all). Like one poster above said, it's tricky because it changes street by street just like German Village (which is also close to downtown and one of our city's oldest neighborhoods), so market rent on one street could be very different from a place a few blocks away. @Adrienne Bryson, we see a lot of investors go with a duplex the first time around, even if they're not house hacking. When you take the advice of the above posters and run it like a business, you can scale your model up for larger MFH purchases, but you're still making a little better monthly cash flow than you would with a SFH.
