@Account Closed, it depends on your long-term goals, but if there's a similar cash flow possibility, why would you consider an area where you might have to sink in more money for capital repairs? And perhaps do it over and over again. Go with the better property if you can do the purchase price. My 2 cents. Good luck!

Hi, @Stephen Fryer, we have a lot of blogs on our company website that you might want to check out. I've been doing this for 20-ish years and my own units are inside our PM portfolio, too, and in my management years I've found that running the business honestly is the most important aspect. I also want to be accessible because that's the number one thing people complain about with PM. We have multiple avenues of communication and I have staff answer the phone at all times during weekday business hours with a 24-hour emergency line. Be honest, be accessible. My top 2 thoughts for you. Good luck!

Hi, All,

I've noticed since I joined BP this last year that sometimes a poster who's looking for a recommendation from the community on a good property manager gets no response. Thought I'd give a tip to people looking for a PM.

If you can't get a rec here (or even if you can!), check out NARPM.org. It's the National Association of Residential Property Managers that most of us (good) property managers belong to, and it's a good place to start to get a few company names for your first interviews.

If you go to the Home page and click "Search for a Member" it will give you the option to choose a state or a chapter. If your state/area has a chapter (bummer, ours doesn't), you can choose it and scroll down through the results to see names for the PMs in your area who are members of NARPM. 

For instance, here's a small screen shot of PMs listed for Dallas-Forth Worth area, where I've seen PM rec requests come from lately:

Then you'll at least get some names of companies who are association members to start with.

If your area doesn't have a chapter, like our Ohio, you can choose the "Location" option under that same "Search for a Member" section and it will list all of the PMs in the location range you specify.

Hi, @Puran Patel, just noticed your post. Did you check out NARPM yet? Narpm.org. They will have recommended PMs at the local level (they're the national PM association that most of us belong to). Good luck!

Welcome to the site @Austin Steed and welcome back home after service (thank you!!). I'll pipe in and say that the COREE group is a great place for new investors. It is a paid membership group, but you can print a free visit pass from their website to check it out. My marketing manager was new to the industry last year and she's gotten a lot of great content from their meetings on her learning curve (centralohioreia.com).
