Cost to start up

Hello everyone, 

Originally I had told myself  I would get into the real estate game once I had saved $100k, but tired of waiting! Im 25 years old, a veteran, and have about 45k saved up. Where should I start? I'v been looking at multi family homes in Columbus, Ohio, and Campus housing. Any recommendations for a noob and where to start would be great.

Wow, great place to be in dude! When I turned 25 my wife and I had saved up $18,000 and we thought out we were loaded! 45k is awesome. 

We used it to buy our first owner occupied duplex and now at 29 we have our 3rd house hack purchase and have 9 units total.  We are very conservative and like having 50 - 75% equity in our portfolio, several of them are paid off. 

Don't sell yourself short. Use that money wisely and keep it active. (Not sitting in a bank) Columbus is a hot bed of cash flow from what I hear. I think you should be able to set a goal of $4000 a month in cash flow in the next 5 years. Should be no problem. Don't forget to keep 10k of that money in reserves. Bad things can happen.
