Hi, all! I'm an investor with about 30 of my own properties and about another 270 under management in my PM company. We began an integrated marketing plan a few months ago to try to find new investors who need PM, and we keep coming back to this question of psychology in our strategy discussions: What makes a self-manager decide they want to outsource management of their properties?

I know the answer is different for everyone. We've had new clients say it was a volume issue - they just couldn't handle management after a certain number of acquisitions. We've had people say life circumstances changed and they just didn't have the time to devote to management any longer (and do a good job). And so on.

Since I manage my own properties via my company and never made that switch myself, I'd appreciate hearing input from self-managing investors about whether they've thought about outsourcing, what would make them switch and necessarily give up a slice of cash flow, whether they've just done what I did and decided to open a PM company, and any other thoughts you might have.

I don't really have a formula for finding deals for myself. To be honest it depends on how busy the company is (I have a PM company and we manage about 300 units in Columbus). I have networked for a lot of years with other realtors (I'm an agent/broker too) and that certainly helps. When it comes to helping my PM owner clients find deals I spend time on the MLS, talk to my contacts for info about what they know about things coming, etc. And of course the market here now makes it tougher with properties not lasting long on the market or not even getting to listing at all!

John, saw your note and am going to reply privately.

Adam, thanks for the note about the plumber. We've used several in the past few years and there seems to be no happy medium between a solo plumber who won't send invoices for two weeks and the giant company with high rates. We want to do the best we can for our owner/investors so we're still searching. Will check them out. Happy to talk to you any time about property management; reach out when you'd like to meet. If you lived in Hilliard for 9 years you probably know it's a good place to buy rental investment property. We have clients in the portfolio who own there and we note that to people who come in since Hilliard has open school enrollment for renters.

Does anyone know of a reliable not-too-big plumber in Columbus, Ohio that offers competitive rates? Looking for one for our property management company for the last year and a half and would appreciate any help. Thanks!

Adam, I own properties in Grandview Heights and Hilliard. Are you familiar with Columbus? Those areas are just northwest and farther northwest of downtown. I'm familiar with investing all around Columbus though. My properties are mostly duplex apartments. Do you invest in Columbus, too?
