I don't shy from it.  It holds up extremely well and holds paint forever if you paint it.  That being said, repairs can be costly and my insurance company excludes it from hail or wind damage.

I own a few HUDs bought originally as owner occupied.  It's fairly simple if you follow theirs rules exactly. Make a bid, upon acceptance you have a very limited time to completely fill out all paperwork and return along with a deposit. If I remember correctly the time is 48 hours.  There is no price difference just because you bid as owner occupied. You get to bid before investors can. Good luck!

I have a great agent. He doesn't lie to me. He sends me listings and waits for a call from me, no pressure. He always says he doesn't care what I offer as long as I do offer.  He works wonders in getting me from an accepted offer to the close in less than 7 days usually. And doesn't insult my intelligence by telling a tear down just needs "paint and carpet". I try not to waste his time either by generally only viewing properties that I will likely offer on if things check out.  I only make offers that I intend to honor. I have bid on and bought a few houses sight unseen because I was away just by a few internet pictures and him going from room to room with me on the other end of the phone. We don't socialize but I consider him a friend. I wouldn't ask a realtor to reduce his fee for me.  I want him to value me as a customer and continue to feed me deals.  I am not willing to jepordize that for a small percentage of the sale. We aren't scared of "bug houses" either.  I get excited at the thought of a cat house cause I know I will likely be the only bidder and that means $$$. Hope this helps you!

I just do a screen shot of an account or a recent statement with the appropriate amount. It works for me.

I have seen 2 man crews really get things done and I have seen larger crews drag things along. Doesn't matter how many there are just how good they are.

I have a rental that we installed the pre painted Hardie board siding on in 2005. It still looks like the day it was installed. Good luck!

I agree it might not be necessary, but he is paying an individual an amount in excess of $600. 

Nope, just keep proof of payment. Depending on circumstances, you could be required to send them a 1099 if the amount exceeds $600. Good luck!
