@Jackson Barr  I have to wonder if you still think it's an achievement to be proud of when tenants legally start sticking you with bills because there words meant nothing. That attitude of entitlement is what I look for and avoid in tenants.

I have a tenant who needs to pay on the 10th. I just wrote up her lease with payments due on the first, late fee on the 11th. It's worked well for us for 5 years.

You should never overpay for your 1st or you 101st property. Perhaps you should try another line of work.

Competition is what keeps us from getting fat, lazy and arrogant. I hope we never get to the point that we try to restrict anyone attempting to learn an honest profession to make a better life for themselves and their families. I gladly help newcomers and old timers alike when I can.

The listings I am familiar with in several states generally have a disclaimer regarding square footage and almost everything else.  I honestly believe that would fall under due diligence and it's probably a lesson learned for you. BTW, my sister in law has a RE license in Lafayette and lives on the river in Maurice. Good luck!

This is a quite typical 1 bedroom Katrina cottage. It's currently for sale in Ocean Springs, Mississippi. It's 400 square feet and has been refurbished. It's in a subdivision that allows mobile homes. There are currently 4 others for sale in different sizes within  a 30 mile radius ranging from 39k to the asking price of 68k for this one all including land.

Your house, your rules. 

You cannot charge extra for a bonafide service animal.

Katrina cottages are generally 400 to 900 plus square feet and are built to pretty stringent building codes. They were originally designed specifically for hurricane country. They are not rv's or FEMA trailers. They are basically well built long narrow homes much like our shotgun houses. Because of their shape, they can easily fit into exsisting m/h parks.

@Natalie Kolodij Katrina cottages are still being built. FYI in Wisconsin I insure a 1980 square foot rental with a 6 car garage, full coverage for about $900 per year. A friend in Bay St. Louis, Mississippi insures a personal residence of similar size for $7,000. It can vary greatly from one street or county to the next.
