@Ade Tuyo I would say it also depends on the neighborhood. Some areas are vastly more expensive than others, some neighborhoods or "communities" are more run down than others, etc. Overall though, great place to live. You're going to love it! Pumped for you dude

Dan Heuschele thanks for the advice! What I meant about breaking even each month was in terms of my rent. I am currently not making any money off the renters, but not losing any either. The house would currently sell for about ~300 right now and I owe 70. The reason my primary home is in North Carolina is due to the military (I move around a lot). Thanks for the advice this is great stuff!

Good Evening fellow Big Pocketers,

Here's what I have.

I currently have 3 properites (Los Angeles, San Diego, and my primary in a small town in North Carolina). I am looking to do something with my LA house and wanted suggestions. Here's some info: I rent out the one in Los Angeles for basically breakeven each month. I have about six years left on the mortgage, great long term tenants. If I were to sell this minute, I would come away with just over 200k profit. What would you do? I envision some options in the form of

1. Selling the house, taking the equity and putting a down on a multi-plex in Southern California

2. Not selling, just taking the equity out and doing the same thing as #1.

3. Hold what I got. Tenants do not plan on going anywhere and the appreication has been good thusfar. 

4. Sell, taking the equity and buy a house outright to rent. 

I know there are a million different options out there, I am open to any and all suggestions. Thanks!

Her @Jerrad Dumont, I am by no means an expert but when searching for a "good deal" it has to meet what your preplanned parameters are. For some that's a certain cap rate, or coc, or monthly cash flow, etc. So what I would suggest is build your personal parameters, your individual criteria and then once you find a property which meets that criteria, you have a good deal. I know that's kind of a non-answer but different people have different wants/needs from their real estate which will drive what is their good deal.
