I agree with @Rick Martin, CA is one of the worst states as far as eviction timelines. Put it on the seller to take care of it and if they are motivated enough, they will!

@Ilan M Aliphas Never claimed to be a good investor, or a bad one, or any type of investor for that matter. Simply providing a real life example as to the danger of listening to advice in the absolutes. There are very frequently exceptions (like my example) to commonly held "rules," like never investing in cash flow negative properties.

@Jay Curley I currently own some properties in Jacksonville, there's not many large multi's that are not c- and below class.

@Chris John haha definitely like the first part, not necessarily the second. Will definitely be rolling it into bigger deals, ideally all cash flow positive, but based on this most recent experience even if the initial projected cashflow is negative, I will be giving it a once over before just brushing it off.

@Michael Plante and @Dan H. , in regards to the rent question, the reason I was never able to raise it a significant amount is the rent prices actually did not increase hardly any in that neighborhood during that time. I know it sounds crazy. I also think the rent on my very first tenant who was in there for a few years was a moonshot and way above market at the time. Eventually the market did catch up to a point but I didn't want to break the ceiling that I did with the first tenant (with whom I believe I was lucky.)

@Regina Wang I am not, at least not currently. Maybe when it cools off a little! haha.
