What kind of investor are you and what are you looking for in regards to partnering? Real estate investing is a very general term, are you a cash buyer? Developer? Looking for rentals? Or are you trying to wholesale?

Post: Financing for a wholesale deal

Banks will NOT finance any deal that has an "assignment" and banks also don't recognize a property as a wholesale deal or not. That has nothing to do with it. That is the reason that 99.9% of all off-market deals are done with Cash buyers. Too many issues arise with financing and double closing is not possible with this kind of scenario.  Not sure what the laws and regulations are in your state, but what I have done in the past is partner up with a real estate agent and have him jack up his rates. So that at the end they collect the "assignment" and then they end up cutting me a check afterwards.

My biggest advice to you would be to make a plan.....real estate investing is such a general term everyone seems to throw around. There are many different aspects of REI everything from wholesaling, fix n flip, landlording, being the bank etc etc etc........find 1 or 2 that makes the most sense and study the **** outta of it!!!!! Don't fall for all the guru ******** and "make money with no initial cost" claims. Starting out as an agent can be a great learning experience......so I say get your license and get to work understanding the real estate market and your local market so that when the time is right to start investing, you already have a solid base. First....how are you looking for "wholesale" deals? The only way a deal becomes a wholesale deal is how well you negotiate with the seller on price. If your trying to be a wholesaler you should know that....  9 times out of 10 if you can't find a buyer you will lose your security deposit if you actually went ahead and ran title, which you should of. You should also have a solid contract that explains all of this and what happens when someone defaults on the contract. I suggest you do more research before you try and put a property under contract.

Wholesaling is a sales and marketing business..........I would assume any person who is selling there house to an "investor" assumes that person is going to make a profit one way or another. Wholesaling has nothing to do with lying or trying to cover up making a profit, in the end everyone is gonna find out anyway at closing so I suggest you are honest and up front with everyone.  I always tell my sellers that I am either going to buy your house OR assign it to another investor which I plan on selling to him. Wholesaling is a REAL business and should be treated like one....Just my 2 cents.

YOu dont need an escrow agent to get paperwork nor do you even need one to do an actual wholesale deal. You can pretty much download a basic contract almost anywhere. I suggest you do much more research and studying as there is much more to wholesaling then just what everyone talks about in books and podcasts.
