Take action now...your never gonna learn everything through constant research and studying. So many people have been "thinking" about this etc etc.....what separates people are those who actually take action! Also, wholesaling is nothing more than sales and marketing, not everyone has those skill sets and I don't believe its for everyone.

Its 50/50 in my experience. Some cover it and some don't.

I see it done all the time. Many wholesalers work with investor friendly agents and many deals get listed on the MLS at times.

Did you already put them under contract or are you trying to get them still? Yes that is the fishtown area, could also be kensington depending on what street its located on.

I live and invest in the Fishtown area and curious how you came up with those comp numbers? I just sold a few commercial properties in that area and have a few more. How big are these properties? What part of Fishtown? Feel free to reach out if you would like to discuss.

Wholesaling is a sales and marketing business...period! Has nothing to do with becoming a real estate agent.  If you don't know anything about real estate than getting your licence isn't a bad idea but one has nothing to do with the other.

@Dan Green on wholesale deals there are no appraisals or home inspections.  The property is being sold normally "As-Is" and 9 times out of 10 goes to a cash buyer. No inspections needed. That only happens when you involve bank money or hard money.

I agree with what everyone has already stated but the only other thing I will add is Philly is a block by block neighborhood. Which means if you don't know the area and which blocks are good/bad you will lose big time! I've seen many out of state investors try to invest here and not due their due diligence.  If your not already doing deals in your area, I wouldn't recommend starting out in a place you know nothing about. And if your trying to wholesale here, your gonna need boots on the ground unless you plan on driving from Brooklyn everyday. Just my 2 cents....

If you're looking for wholesale/off-market deals your gonna have to link up with a few local wholesalers in your area. They are not that hard to find if you do a lil research in your area. 2nd option would be to link up with a investor friendly agent. If you haven't done either of those I would start with that.
