Im a newbie having some problems finding quality wholesale deals

Hi all!

So I am a newbie and currently I am working with a small, almost non-existent (lol) marketing budget.  I drive for dollars, mail to probate lists, and I have begun mailing to code violations lists.  Obviously there are some things I need to learn and very optimistic that I can learn them.  But, does anyone have any suggestions to offer that might help me to be able to finally get my first deal under contract, so that I can increase my marketing budget beyond that.  Thanks in advance and I hope you guys are having a happy and productive day!
