Make 1 unit a storage room and get residential loan.

Then change 4 units to 5 after financing is done.

Must have a specific scope of work. 

That way you have a bid " Apples for Apples "

I  would have only labor bid.

You control products.

Don't fall for contractor that forces you to sing the contract. 

If contractor pulls up in $60,000 truck and GQ clothes. His bid will be triple most.

Get a bunch of wholesalers throwing you deals 1 hour before they send it to the rest of the investor. 

Realtors can also find a great deal once in a while.

Would you entertain Arizona 

  Phoenix area with 30-40 doors ?

I  know a guy that is over that.

he is a Realtor ( Broker). 

And very savvy  at what he does. 

Phoenix is a very  hot  economy.
