Mixed feelings. 

Who want to be watched?

I  don't.  

It's your property and investment.

Of course you don't want the maintenance person taking your $300 set of a steak knifes.  

Or Tenant cutting a slice in your AC  hose outside Unit on the ground.

Permits/city  will cost you thousands more and at least 2 months. 

Everyone telling you to do it have no clue to reality or hassle it will become. 

If I had a dollar for everyone that told me about the hassle and cost and delay. 

Could treat you to a nice steak dinner ( 2 years ago since prices have tripled).

Just build it correctly. ( within code).

The more you get done on the weekend than great.

I've done similar repairs. 

$4000-$5000. Is more realistic and reasonable. 

This is a handyman and plumber issue. 

Get your PM to have both work toga if possible. 

Does your other bathroom have a bath.?

Maybe consider just a shower in that bathroom.?

Just some ideas. 

Keep having Contractors go and give you bids. One may be slow on work and  is willing to do it much cheaper

Hold on to it 4 years and very easily doubled in valuation. 

Appreciation is King.!!
