It's a pain to match , probably have to go to Pueblo.  Ha Ha.

Just tile it and having the tiles running the  other direction. 

Done this 20 times .

No one will know or care.

Thinking owner of property saved $30,000 to have it removed.

Only imagine the look on people's face when they saw first day versus day on market. 

Was the inside trashed and vandalized horribly?

Did city work  easily on you @ permits and fees?

Take money and do it again.

Have your Realtor get there Contractor over to size up issues.

Have your Real get a contract over there to size up issues and costs of repair. 

Do your due diligence. 

 I  like the property  but I  can fix anything.

What are the violations. ??

Send them to me.

Contractor knows what prices they will cost. 

Do this first before  PM.

Then find PM.

If you're working with Realtor have them research PM and earn that comish!!

My choice is Paridise Valley if you have teenagers.

Gated communities have more Cons then Pros when your kids grow older in my life. 

If someone wants to surprise your kids they don't need to bother you for gate opening.

95 percent of BP wish they owned a 4 plex for all the positives

2- Get a great Realtor 

1- Get a great  honest  Contractor 

3-Find a solid structure 4 plex. In a good neighborhood. 👍
