Security system in a Class A rental
Good morning, BPers!
A tenant is moving out and has offered to leave his factory reset SimpliSafe security system in place for $80 (retail $250). I am leaning towards paying the asking price and offering it to my next tenants. What am I missing here? Am I unknowingly taking on extra liability by providing a security system? Can I have them sign a disclosure relieving me of maintenance and liability of the system? Keep in mind it is a class A rental.
I greatly appreciate the advice in advance!

@Stephen Bruce Tenant leaves system for free agreed to in writing by both parties or tenant removes the system and returns property to move in condition.
If the systems stays, the next tenant can use as-is. No warranty of condition, repairs, replacement, etc give as to the system. You don't need the extra headaches of maintaining a security system on a SFR. You don't need the tenant calling you about how to use the system or that it is not working...
