Miami Beach is a good area for buy and hold capital appreciation if you can find the right deal. Prices are soaring out here.

I have a great broker who presented me all 6 of my first real estate investment deals (all located in Miami Beach and North of Brickell that turned out great!! If you are interested I can put you in contact. 

Investors in Miami will try and buy in the best possible locations they can, since ultimately it's location that determines the value of a property. However, at the moment Miami is flooded with foreign investors from all over the world, but mostly South America, so while you're right that now is good time to buy, there is also a limited inventory. From my experience the big investment areas are in Miami are Coconut Grove, South Miami, Brickell, Dadeland, Fountainbleau, Aventura and certain areas of Miami Beach. It really depends on what your intentions are, such as whether you intend to invest for the purpose of rental income, or whether you intend on turning around and flipping the property for a gain.

I have had great cash flow returns buying condos zoned for short term vacation rentals in South Beach / Miami Beach. I aggressively market all the acquisitions on all the main online vacation rental hubs and have them occupied short term 90+ of the year, with great cash flow and cap rate as high as 15% for some properties. The Miami Beach market is very unique and flooded with international beach goers year round. @Zacharias SalvaI am a local real estate investor in Miami and a lot of my clients are international investors. If your friend needs any help navigating the Miami area or wants to presented to local investors or brokers, I can point him in the right direction. The Miami real estate market is tricky and is difficult to find deals. It definitely helps to network with seasoned investors.

I am a local real estate investor in Miami and a lot of my clients are international investors from South America. They like to invest in the U.S. because of the stability of the real estate market (as opposed to their home countries) I offer them different ways to invest. With most of them I engage in a debt partnerships at a good rate of return (for example 7% for a mortgage in the first lien position for 3-5 years) so they can be absentee real estate investors. It is a good strategy for me, as both sides win.
