I own two rental properties in Miami Beach as condos. The prices are high for condos and they don't cash flow well. However, that being said, the Miami Real Estate market is very hot & if you find a motivated seller to acquire at a good deal, condos may be the best entry into the market for you as a first time investor. I'm lucky and my condo building actually allows "short-term" month to month rentals so I can rent at a higher premiums as well. Connect with a good broker or wholesaler.
