The 2% rules doesn't apply to major cities like New York, Miami, etc. It is hard because the price of the acquisitions of the properties. I am lucky to get 1% rentals here in Miami Beach, unless I run the as short term vacation rentals, where I can get a lot more per month in rent. Just analyze the market and see what the rents are going for. Just make sure to try and acquire the property at below market value -- that's where the bulk of your money will be made. The cash flow from the rent is the icing on the cake.

 Welcome to the community. I am an active real estate investor here in Miami Beach. I do have some experience in Hialeah, and know several of my partners and friends who invest heavily in the area. It is a high demand rental market. If you are looking for a partner on any future acquisition in real estate in Miami / Miami Beach / or the Hialeah area, I am sure we can work something out. Love the new vacation rental forum. I run a bunch of short-term vacation rentals here in Miami Beach / South Beach, FL. I will be making posts about the subject in the upcoming months. This was definitely a great addition to the Bigger Pockets forums.

I was having a discussion with a partner of mine regarding investing in Cuba. It is definitely an interesting thing to look at from an investment perspective. There will be huge influx of tourism for years to come that many people can capitalize on. My advice would be to find an area expert to guide you in the acquisition of a property in Cuba. I live here in Miami Beach and can ask around and see if any of my investor partners or colleagues can refer me to such a person if you'd like.
