To really make money have have good cash flow/cap rates in South Beach, you need to find multifamily buildings zoned for short-term and cash in on the short-term vacation rentals. I manage a 10 unit multifamily for a client of mine and he makes great money on short-terming all 10 units with a heavily advertised marketing program that I sent him up on all the vacation rental websites. Long-term multifamilies in Miami Beach don't really cash flow well as the price of acquisition is very high.

Its very competitive and cut-throat, you need to be able to network well and have a keen eye for finding deals and making numbers work. It was intimidating for me at first as a Miami Beach real estate investor, but I have been successful and now own three properties in 2 years.

It just depends where in Miami you look. The bulk of the overpriced / competitive property values are in Miami Beach / Brickell. Like @Wayne Brooks said, the international competition makes it tough, but there is still plenty of ways to enter the Miami real estate market and be successful.

Like @AndresCalderon said -- the trick is just being patient and finding the right deals at the right time...The Miami real estate market is very competitive and very prone to information asymmetries. You need to know the right people, actively engage them and keep going at it to find the right deal. It took me a while before I started my first deal, now I own several properties.

The Miami real estate market is pretty hot right now and deals are getting hard and hard to find, especially with competition everywhere.

Miami Beach condos don’t necessarily cash flow really well as real estate investments given the high costs of the units, but they will still cash flow positive and add to the overall return. However, the right unit as an asset acquisition for the right price is excellent for capital appreciation and profit upon disposition because. People come from all over the world and ready to spend. You just have to find the right deal, which is getting harder and harder to find. Miami Beach is extremely competitive. I have been lucky and found great deals, however, by working with a great local broker who specialized in investment properties.
