@Armando Gonzalez Congratulations, that's a big step!

Sugar Land, Richmond, Rosenberg, Katy and Cypress are very competitive as@Tony Castronovo said. So, @Brian Alfaro become an expert in the area you are searching. That way when you find a deal you can quickly pull the trigger. 

I know Katy; especially Old Town Katy, that when a deal presents its self I am quick to act. 

 @Claude Boiron I agree, it's the cost of doing business and I gladly pay. 

As others said, Patten and Texas American Title are great to work with.

@Tony Castronovo yes, I would like to see your apartment, call me and we can make a time for the trip, I can meet you in Katy. We can stop by my apartment on the way out and I can show you how we renovated, maybe it will give you some ideals.

We are into it for the long term, so we try to buy right no matter where we are in the market. A correction will come, don't know when and, not trying to predict, just trying to be ready with some cash to pick up properties.
